What is a topographic survey and do I need one on Samos?

A topographic survey (τοπογραφικό διάγραμμα) is a detailed land plan showing boundaries, contour heights, road access and GPS coordinates in the EGSA ’87 system. It is required for every property transaction in Greece — attached to the sale contract and verified by the notary — and for every building permit, land subdivision and Cadastre dispute. The plan must be signed by a topographer registered with the Technical Chamber of Greece (TEE).

What is the Electronic Building ID (Ηλεκτρονική Ταυτότητα Κτιρίου)?

A digital certificate, mandatory for every property transfer since Law 4495/2017, that documents the building’s legal status, permits, floor plans and any past legalisations. No sale can proceed through a Greek notary without it. Our engineers prepare and submit the full Building ID package on your behalf.

Can you legalise an unpermitted (αυθαίρετο) building on Samos?

Yes. Greek law (N.4495/2017) provides a framework for legalising unpermitted extensions, basements, balconies and outbuildings. We assess the building, calculate the fine, prepare technical drawings and submit electronically. Legalisation is almost always a prerequisite before selling, renovating or connecting utilities on older Samos properties.

What is an Energy Performance Certificate (EPC) and when is it required?

An EPC (ΠΕΑ) rates a building’s energy efficiency from A+ (best) to H (worst).
