1. About Us

Samos Housing is a real-estate brokerage and property-services business based on Samos Island, Greece. We list properties for sale and rent, and provide construction, renovation, valuation, and topographic-survey services across the island and the wider North Aegean.

2. Definitions

“We”, “us”, “our” means Samos Housing. “You”, “user” means any person accessing the Website. “Content” means any text, image, video, listing data, or other material published on the Website. “Services” means real-estate brokerage, valuations, construction, renovation, topographic surveys, and any related services we offer.

3. Acceptance of Terms

By using the Website you confirm that you are at least 18 years old, have legal capacity to enter into a binding agreement, and accept these Terms in full. If you use the Website on behalf of a company or other legal entity, you confirm you have authority to bind that entity to these Terms.

The exact scope, fees, and timeline of any paid service are defined in a separate written agreement between you and Samos Housing. The Website itself is informational and does not in itself constitute an offer to sell, lease, or contract.

5. Property Listings & Accuracy

We make reasonable efforts to keep listing information accurate and up to date. However, all listing details — including price, size, plot area, features, photographs, location, and legal status — are provided for informational purposes only and may be changed, withdrawn, or sold without notice.

Important: Property characteristics, plot boundaries, planning permissions, and legal status must always be independently verified by a qualified lawyer, civil engineer, and notary before any binding decision. Photographs are illustrative; a physical inspection is recommended.

Samos Housing acts as an intermediary between sellers/landlords and buyers/tenants. We are not the owner of listed properties unless explicitly stated, and we do not guarantee the truthfulness of information supplied to us by property owners.

5.1 Currency and pricing

All prices are quoted in Euro (EUR) unless otherwise stated. Prices do not include taxes, notary fees, transfer fees, legal fees, or any other transaction costs unless explicitly indicated.

6. User Conduct

When using the Website you agree not to:

  • Submit false, misleading, or fraudulent information through any contact, valuation, or property-submission form;
  • Scrape, copy, harvest, or reproduce listing data, photographs, or text without our prior written consent;
  • Attempt to interfere with the Website’s security, availability, or normal operation;
  • Use the Website or any communication channel to send spam, malware, or unlawful content;
  • Impersonate any person or entity, or misrepresent your affiliation with any person or entity;
  • Use the Website in violation of Greek, EU, or international law.

7. Forms & Submissions

By submitting any form on the Website (contact, property submission, valuation request, viewing request, mortgage enquiry, etc.) you confirm that the information provided is accurate and that you are authorised to provide it. You authorise us to process the submitted data in accordance with our Privacy Policy and to contact you using the methods you have provided.

We reserve the right to refuse, edit, or remove any submission that we consider inaccurate, abusive, unlawful, or otherwise unsuitable.

8. Intellectual Property

All Content on the Website — including but not limited to the “Samos Housing” name, logo, photographs, drone imagery, drawings, area guides, listing descriptions, knowledge-base articles, code, design, and layout — is owned by Samos Housing or used under licence and is protected by Greek, EU, and international intellectual-property law.

You may view, save, and print a reasonable number of pages for your personal, non-commercial use. Any other use — including reproduction, redistribution, republication, scraping, framing, mirroring, or training of automated systems on our Content — is prohibited without our prior written consent.

9. Third-Party Links

11. Limitation of Liability

To the maximum extent permitted by Greek and EU law, Samos Housing, its owners, employees, contractors, and partners shall not be liable for any indirect, incidental, consequential, special, or punitive damages, including but not limited to lost profits, lost opportunities, lost data, or business interruption, arising out of or connected with your use of the Website or any Content.

Our total aggregate liability for any direct loss arising from your use of the Website (excluding paid Services governed by a separate written agreement) shall not exceed one hundred Euro (€100). Nothing in these Terms limits liability that cannot lawfully be limited, including liability for death, personal injury, fraud, or gross negligence.
