What this means for buyers and sellers
The most expensive areas for a house are Potokaki, Pythagorio, Kokkari; the most affordable are Pagondas, Vourliotes, Mitilinioi. The gap is not only the sea view: on the coast and in new builds the price per m² reaches two to three times that of the mountain villages, where the stock is mostly stone houses for restoration.
For land the decisive factor is not size but buildability: a 4,000 m² rural plot outside the plan with building rights and a 500 m² plot inside a village boundary can ask the same money. Before any purchase we check road frontage, settlement boundaries, the forest map, the coastal setback line and the Samos ZOE zoning — the asking price alone does not tell you whether you can build.

Medians are used instead of averages so that a few very large villas or hotels do not distort the picture. Listings without a price or without a reliable size, and commercial/hotel properties, are excluded. Withdrawn listings are included at the price of their time — we do not know whether they sold or were withdrawn, so they are not presented as sales. The page is regenerated from the database; the snapshot date is shown at the top.
