What Karlovasi costs, and why

Karlovasi is the island’s second town and its best value proposition for a buyer who wants space. Across our current listings the median asking price is around €109.000, and building land sits near €29 per m² — the island average, and a fraction of Kokkari’s €199/m² an hour to the east. You are buying the same north coast, with more room and a lower entry price.

What Karlovasi gives you that a village cannot: a functioning town with its own hospital, supermarkets, ferry connection and the University of the Aegean campus, which keeps a young year-round population and a genuine long-term rental market. What it does not give you is the postcard density of Kokkari — Karlovasi is spread across several distinct quarters (Neo, Meseo, Palaio and the port at Limani), and they are not interchangeable.

What we check before you buy in Karlovasi

  • Which Karlovasi. Palaio Karlovasi and the hill quarters are old stone housing with narrow access; Neo Karlovasi is the commercial centre; Limani is the port and beach side. Access width, parking and services differ sharply between them, and so do resale prospects. We say which one a property is actually in — not “Karlovasi”.
  • The tanneries and industrial shells. Karlovasi’s 19th-century tanning industry left large stone buildings along the shore. They are magnificent and they are complicated: protection status, structural condition and permitted use all need checking before a price makes sense. This is engineering work, not agency work.
  • Water, slope and streams. The town sits where the mountain meets the sea. Plots near the ravines and seasonal streams carry drainage and setback constraints that do not appear in a listing photograph.
