The deepest market on the island
Samos Town — Vathy — is where the most property changes hands. It carries more of our listings than any other area on Samos, with a median asking price around €99.000 and houses at roughly €805 per m². That combination matters more than it looks: a market with real depth means comparable sales exist, valuations stand up, and a resale finds a buyer without waiting for the one foreign family who happens to want that exact village.
It is also the only part of Samos that functions as a town year-round. Hospital, tax office, land registry, ferry port, schools, supermarkets and the biggest concentration of professionals on the island are all here. For buyers who intend to live on Samos rather than visit it — and for anyone thinking about long-term rental income rather than eight summer weeks — Vathy is usually the honest answer, even when the photographs from a coastal village look better.
Neoclassical Vathy, and what it costs to own it
The old upper town, Ano Vathy, and the neoclassical houses along the waterfront are the town’s real asset — and its main trap for an unprepared buyer:
- Listed and protected buildings. Parts of Ano Vathy and several waterfront buildings are under architectural protection. That restricts what can be changed on the façade, the roof form, the openings and sometimes the interior layout, and it routes your permit through an additional approval. It is not a reason to avoid these houses — it is a reason to know before you buy.

- Titles in the old town. Inherited town houses frequently have multiple owners, undivided shares and additions that were never permitted.
