Property for Sale in Kalami, Samos
Kalami sits just outside Samos Town on the road towards Kokkari, close enough to walk into the capital and far enough to keep gardens and parking. It is one of the practical choices on the island for a permanent home rather than a summer one: mains services, year-round neighbours, schools and the hospital minutes away.
Stock is family houses on their own plots, maisonettes and building land on the slopes above the bay. Where a plot lies outside the settlement boundary the permitted floor area changes sharply, so we confirm the boundary and the resulting build rights before a property is listed.

What Kalami costs, and why
Kalami is the closest thing on Samos to a suburb of the capital, and it prices accordingly: across our current listings the median asking price is around €117.500, above the island median, while land sits at roughly €19 per m² — below the €29/m² island average. That combination is unusual and it tells you what the market here is: finished, comfortable houses on generous plots, bought by people who want a house rather than a village.
Its advantage is boring and valuable. You are minutes from Samos Town — hospital, port, schools, tax office, supermarkets — with the north-coast road to Kokkari on your doorstep and the hillside above giving views across the bay. For a buyer who intends to actually live on Samos, or to hold a property that stays usable in February, Kalami is one of the safest addresses on the island.
Kalami is also where we carried out the Ino Village Hotel renovation — we know this hillside from the construction side, not only the sales side.
What we check before you buy in Kalami
- Slope and access. Most of the sea-view ground here is hillside. Gradient decides your foundation depth, retaining walls and access road — often 15–25% of a build budget. We put a figure on it before you offer; see build costs on Samos.
- Inside or outside the settlement boundary. Kalami’s boundary is irregular. On one side of it a 1.000 m² plot is a building plot; on the other side you need 4.000 m² and road frontage. This single question changes a plot’s value several times over, and it is the first thing we establish.
- Water and services. Hillside plots away from the built-up strip may need their own connection run. Distance to the nearest main is a real number in the offer, not a detail.
- Titles and permits. Older properties often carry unpermitted additions — see arbitrary buildings and legalisation, the Electronic Building Identity and the Hellenic Cadastre check.
Buying here from abroad
Samos is a border area: non-EU buyers need a border-zone permit before the contract can be signed, which we handle as part of the purchase. EU citizens buy freely. The full sequence, with taxes and fees, is in our guide to buying property in Samos. Our office is in Samos Town, ten minutes away.
