What Kokkari costs, and why

Kokkari is the north coast’s best-known village and prices reflect it. Across our current listings the median asking price is around €97.000, but the number that tells the real story is land: building plots here ask close to €199 per m², against roughly €29/m² island-wide. That is nearly seven times the Samos average, and it is the highest land figure on the north coast.

Buyers pay it for a specific thing that cannot be manufactured elsewhere: a compact fishing village on a pebble bay, with tavernas at the water’s edge, a working year-round community, and the north-coast road to Samos Town in twenty minutes. Kokkari also has the island’s most reliable summer rental demand outside Pythagoreio, and the shoulder season runs longer because the village stays open.

What we check before you buy in Kokkari

  • Plot size versus what you can build. The village core is dense and old, and plots are small. Inside the settlement boundary, coverage and height rules — not the plot’s area — decide the buildable square metres. We calculate that figure before you make an offer, because in Kokkari the gap between “500 m² plot” and “what you can actually build” is often large.
  • Slope and access. Much of what is sold as sea-view sits on the hillside above the village. A steep plot means retaining walls, deeper foundations and a real access road — costs that belong in the offer, not in a surprise later. See what it costs to build on Samos.
  • Old houses and old permits. Stone houses in the village frequently carry additions that were never permitted. Most can be regularised under Law 4495/2017, but the cost is yours — see arbitrary buildings and legalisation and the Electronic Building Identity required at transfer.
  • Distance from the sea. Anything close to the shoreline touches coastal-zone rules. We check where the plot sits relative to the defined foreshore before anything else.
