Where the plot is

Karlovasi is the second town of Samos and the commercial centre of the western half of the island, home to around 6,800 people across the town and its district. It has its own port, a campus of the University of the Aegean, hospitals and pharmacies, banks, tavernas and supermarkets — a town that works all year, not a resort that closes in October.

The plot is a short walk from the town centre and the port. The Giannis Ritsos monument is roughly 100 metres away, a supermarket 200 metres, restaurants 300 metres. Karlovasi gives you the sea on one side and a full town behind you.

The land and the existing building

The plot is 651.15 m² with open sea views to the north and the mountains of western Samos behind. On it stands an old stone building that has lost its roof over the years. The walls remain and the structure can be restored; any extension beyond the existing footprint goes through the local architectural committee for design approval.

Because the plot sits inside the city plan, the permitted total floor area is 1,376 m² across the allowed storeys. That is a substantial allowance for a coastal plot of this size, and it is what makes the site interesting to a developer as well as to someone building a single house.

Planning and legal position

The title is clean and there are no unpermitted structures on the plot. A topographic survey plan dated September 2025 is available on request and defines the boundaries.

One condition matters: the plot becomes buildable once the local road network is implemented, as it falls inside the city plan area of Karlovasi. Confirm the current position with the building office of western Samos before you commit. Building or restoring here

There are two clear routes. Restore the stone building into a coastal house that keeps its original character, or use the full floor allowance for a new build. Water, electricity and telephone lines all run in the street, so there is no infrastructure to bring in from a distance. Everyday amenities are within about a kilometre.

Getting here

Samos International Airport is roughly 45 kilometres by road, about an hour’s drive across the island, with direct summer flights from several European cities. Karlovasi’s own port connects the western half of Samos to the other Aegean islands and to Piraeus.

Who this plot suits

It suits a buyer who wants a genuinely beachfront address in a working Greek town rather than a holiday village — someone building a permanent home, a serious holiday house, or a rental investment with a floor allowance that supports more than one unit.
