Property for Sale in Heraion, Samos
Heraion, or Ireo, lies on the south coast west of Pythagorio and takes its name from the Sanctuary of Hera, the UNESCO site it sits beside. It is a flat, low-rise seaside settlement with a long pebble beach, tavernas along the front and easy access to the airport.
Property here is holiday houses, apartments close to the water and plots on the fields behind the settlement. Two constraints shape what can be built: the archaeological protection zones around the sanctuary and the coastal setback line. Both are checked against the current maps, with a topographic survey plan in EGSA 87, before a property appears on this page.

What Heraion costs, and why
Heraion carries the highest built price per square metre on Samos. Across our current listings the median asking price here is around €179.000, and finished houses ask close to €1.050 per m² — against roughly €770/m² island-wide. The reason is simple: this is one of very few places on Samos where a house can sit on flat ground, minutes from a long beach, ten minutes from the airport, and still be a village rather than a resort strip.
Demand here is mostly foreign and mostly for holiday or semi-permanent use. That keeps the summer rental season long and the resale market liquid, but it also means asking prices reflect what a buyer from abroad will pay, not what a local would. We tell clients that plainly before they make an offer.
The archaeological question — the one that decides everything
Heraion takes its name from the Sanctuary of Hera, a UNESCO World Heritage Site, and the protected zone around it governs a large part of the plain. This is not a formality:
- Zone A and Zone B are different worlds. In the innermost protected zones building is effectively excluded. In outer zones it is possible but limited in height and coverage, and every permit needs an opinion from the Ephorate of Antiquities.
- Timing is a real cost. An Ephorate opinion adds months to a permit, and if a trial excavation is required it adds more. A plot that is buildable “on paper” can still be a two-year project.
- The zone boundary is not obvious on the ground. Two adjacent plots can fall on opposite sides of it. We check the actual mapped boundary against the plot’s title before you commit — this is the single most common reason a Heraion purchase goes wrong.
The same plain is also low-lying, so drainage and flood behaviour matter for anything built at ground level. As civil engineers we look at both before we let a client sign.
Buying here from abroad
Samos is a border area: non-EU buyers need a border-zone permit before the contract can be signed, which we handle as part of the purchase. EU citizens buy freely. The full sequence — tax number, bank account, notary, taxes and fees — is in our guide to buying property in Samos. Older houses often carry unpermitted additions; see arbitrary buildings and legalisation and the Electronic Building Identity now required at transfer.
