Property for Sale in Chora, Samos

Chora lies a few kilometres north of Pythagorio and was the administrative seat of Samos before Vathi took over. It keeps the character of a working Samian village — a large square, old stone houses, olive and vine land around it — while sitting ten minutes from the airport and the south-coast beaches.

That combination is why Chora attracts buyers who want land: plots outside the settlement boundary are far more available here than on the coast. What you may actually build depends on plot size, road frontage and the Samos ZOE zoning — we calculate the real permitted floor area of every plot from a topographic survey plan before it is published, instead of repeating the seller’s description.

What Chora costs, and why

Chora is one of the quiet surprises in the Samos market. Across our current listings the median asking price is around €87.000 — below the island median — while finished houses ask close to €925 per m², well above the €770/m² island figure. Read together those two numbers say something specific: Chora sells smaller, well-finished properties rather than cheap ones. Land tells the same story, at roughly €187 per m² — the second-highest plot price on the island after the north-coast resorts.

The reason is position. Chora was the administrative seat of Samos before Vathy and sits on the plain a few kilometres inland from Pythagoreio: a real village with a square, tavernas and a year-round population, five minutes from the airport, ten from the marina and the south-coast beaches. Buyers who want village life without a resort — and without paying Pythagoreio prices — end up here.

What we check before you buy in Chora

  • Archaeological zones. Chora sits on the same plain as Pythagoreio and the Heraion, and parts of it fall inside protected archaeological zones. Depending on the zone, a permit can require an opinion from the Ephorate of Antiquities, and in some cases a trial excavation. This is checked against the mapped boundary before you commit — it is the most common reason a purchase on this plain stalls.
  • Inside or outside the settlement boundary. On flat, buildable land the difference is decisive: coverage, height, minimum plot size and frontage all change. As civil engineers we tell you the buildable square metres, not the plot area.
  • Old village houses. Additions made over decades are often unpermitted. Most can be regularised under Law 4495/2017 — see arbitrary buildings and legalisation and the Electronic Building Identity now required at transfer.

Buying here from abroad

Samos is a border area: non-EU buyers need a border-zone permit before the contract can be signed, which we handle as part of the purchase. EU citizens buy freely. The full sequence, with taxes and fees, is in our guide to buying property in Samos. If you cannot travel we run video viewings and drone footage and coordinate under power of attorney.
