The Biggest Mistake Foreign Buyers Make on Samos

For almost twenty years our office has sold, surveyed, legalised and built houses on Samos for buyers from the Netherlands, Germany, Sweden, Denmark, France, Austria, Belgium, the UK and the USA, and for second-generation Greeks whose families came from Samos. We have seen every kind of purchase. The costliest mistakes almost never come from the property itself. They come from whose advice the buyer followed.

The mistake: taking advice from the wrong people

It usually starts in a taverna. A buyer meets a friendly local, shares a drink or two, and soon has a new friend who “knows everyone” and is eager to help. It is a small island, so it feels natural to trust someone who lives here.

The problem is that local hospitality is not local expertise. Planning law, building permits, road status and inheritance titles in Greece are complex, and they change. Well-meaning advice from someone who is not a professional very often points a trusting buyer in exactly the wrong direction: towards a house with serious legal problems, away from a sound one, or into paying the wrong person for the wrong job. Our rule is simple: take advice from a licensed professional, not from your drinking buddy.

What we find when we actually check a house

When our engineers inspect resale houses on Samos, we find unpermitted parts in about 7 out of 10. Across all the properties we handle every day, for sale, renovation or construction, about 9 out of 10 differ in some way from their approved plans.

A typical example: the permit says 55 m², the house on the ground measures 68 m². Very frequent, and in most cases still manageable through the legalisation of unpermitted buildings. But it must be found and priced before you sign, not after, because a house with open violations cannot be transferred cleanly.

Inherited houses with many owners

Many village houses on Samos have been inherited over generations and now belong to several heirs, sometimes living in different countries. That is very common in Greece. Some of these titles are so tangled that the honest advice is: do not buy this one. We have told clients exactly that many times, and they thanked us for the months and money it saved them.

What things really cost on Samos

  • Stone village house to renovate: typically €30,000 to €50,000–60,000, depending on size and whether it has a garden and surrounding space. Houses with no outdoor space at all can be much cheaper, around €20,000.
  • Modern house or villa: generally from €2,000 per m² upwards.
  • Most expensive areas: Pythagoreio and Kokkari, followed by Vathy (Samos Town) and Karlovasi. The mountain villages are the most affordable. See our Samos property prices by area.
  • Renovation: about €1,000 per m² for a complete, good-quality overhaul; new build from about €1,900–2,000 per m². Details on our cost to build page.

Our honest view of the Samos market

Samos is up and coming, and it certainly looks that way. But it is still a mid-tier island, and you should not buy here expecting a quick, large profit. Prices still move slowly. Most of the housing stock is old: we estimate that only about 10% of buildings, perhaps less, were built in the last 15 years, and most older houses need renovation.

That is not a weakness if you buy for the right reasons. Samos rewards people who want a real home on a green, authentic island, who budget properly for renovation, and who buy a property with clean papers. It punishes people who buy on a handshake.

How to avoid the mistake

  • Have a licensed engineer check the permits, the built area and the plot before you pay a deposit.
  • Have the title and the heirs checked by a lawyer, and the boundaries confirmed against the cadastre.
  • Get a renovation budget from people who build, not from people who drink with you.
  • If something sounds too easy, ask for it in writing.
