Ano Vathi is the original settlement of the capital, built amphitheatrically on the slope directly above the port of Samos Town, and one of the very few places on the island officially characterised as a traditional settlement. Narrow stepped lanes, two-storey houses with overhanging upper floors and post-Byzantine detailing sit minutes on foot from the harbour, the schools and the public services of the town below. Stock is almost entirely older stone dwellings for restoration, many of them empty since the earthquake of October 2020. This is the single most regulated place we list: facade changes, openings and additions are governed by the traditional-settlement regime rather than the general building code, and the applicable decree and its restrictions are confirmed at the planning authority before any property here is published.
